During this phase we will ask about your target location, budget, requirements, discuss what the client needs to prepare, how to organize the key points of your plan, and the overall timeline. We will be as thorough as possible in answering any questions you may have. The consultation is free of charge.

We believe this is an important stage to develop the relationship. It is at this time trust will grow through conversation. We invite you to visit our showroom. In addition to discussing architecture, we would love to learn more about you and your interests. - Presentation (Month 0 - 1)
- Upon your request for a proposal presentation, we will conduct a legal and regulatory review, site survey and inspection, and ask for your wish list. Once completed, we will need 3 to 4 weeks to prepare the proposal presentation. The presentation prior to executing a contract is free of charge. At this time, an architectural model or CG presentation can be selected upon request.
*Fees may be incurred for projects with a total lot size of more than 40 tsubo or for requests outside of our regular scope of work. Please contact us for details.
Cost: No Charge
For those who have an interest in our firm, but wish to see a plan before contract, or would like to compare our plan with that of another architectural firm, as our general practice, we do not charge a fee for delivering the initial proposal presentation. If you would like to have both CG and and an architectural model before contract, fees may apply. Please contact us for details. - Design and Supervision Contract (Months 1 - 2)
- After the initial proposal presentation, we will deliver up to two revisions. If at that time, you wish to hire our firm, we will execute a Design and Supervision Contract.
Payment: 10% of the total architecural design fee upon signing the Design and Supervision Contract
- Basic Design Plan (Months 2 - 3)
- Once contract is signed, our firm will incorporate your feedback from the initial proposal presentation. Once the floor layout and the basic plan are finalized, we will enter the next phase, which is the detailed plan.
Cost: 10% of the total architectural design fee upon completion of Basic Design Plan - Detailed Design Plan (Months 3 - 6)
- During this phase, we work on finalizing details, inclusive of the showcase area, the structural design, and the selection of finishes, materials, equipment, and furnishings. No detail is overlooked, even the placement of electric outlets. Adjustments are made until the client is completely satified.
Payment: 20% of total architectural design fee upon completion of Detailed Design Plan - Request for Construction Bids, Review and Selection, Building Permit Applications (Months 7 - 8)
- We will request several construction companies to submit bids. Collaboratively with the client, we will carefully review and discuss. When selecting a construction partner, we must assess their areas of expertise, technical capabilities, and level of customer service, in addition to their bid price. After selecting the construction partner, TAADS will submit building permit applications. Construction begins once permits are approved.
Payment: 20% of total architect design fee upon approval of Building Permits
- Construction Begins - Ends (Months 9- 14)
- TAADS is on-site during each critical phase to confirm construction is executed according to the approved architectural plan, ensure consistency in construction details, and to conduct structural inspections. We also finalize materials that must be done on site. Of course we keep the client updated throughout the process. When the construction is completed, a final walk-through is conducted in the presence of the client, our firm, and the construction company. Corrections, adjustments and a final inspection are executed by the construction company. The building is handed over to the client once a "Certificate of Completion" is issued by the designated inspection agency.
Payment: 20% of the total architectural design fee upon half completion of construction.
Remaining 20% of the total architectural design fee upon completion of final inspection.

- In collaboration with the construction company, inspections will be conducted annually to ensure the building remains in excellent condition. Please feel free to consult with us about furniture, landscaping, external structure and/or additions as you enjoy the residence for many years to come.
- Our approach to architecture and supervision fees
- Standard design and supervision fees at architecture firms are 13%-16% (inclusive of sales tax) of the construction cost, which has long been considered expensive. TAADS's design and supervision fee is 11% of the construction cost (inclusive of tax). Fees may increase based on the scope of work and the application requirements of the area. ※ Fees paid to agencies for ground surveys, site surveys, building permit fees, and other incurred expenses will be billed to client in addition to TAADS design and supervision fee. TAADS fee includes cost of documents, drawings, and application representative agency fees.
※ Compulsary application preparation and acting on behalf of the client for submission, such as building inspection and nature preservation applications, are included in TAADS's design and supervision fee.
※ Large-scale plans exceeding 500 m2, development applications that require earthwork, applications for residential land development, and other special long-term applications will be billed separately from TAADS's standard design and supervision fee. - Our approach to calculating building cost
- Structural calculations are conducted jointly with a structural engineer to avoid compromising the original scope of the design. The cost is based on the structural framework, scale, and degree of complexity. To maintain transparency in pricing and control costs, construction expenditures and fees are billed separately from TAADS's design and supervision fee.

- Our approach to construction cost
- In recent years, we are experiencing an increase in material costs, most notably caused by the COVID-19 pandemic. Although many factors influence construction cost, inclusive of the physical condition of a property, the materials used for the building structure, and the size and scope of the project, for reference, expect the total construction cost of a wood structure to be JP¥1 million per tsubo (35.6 ft² or 3.3 m²), inclusive of tax.

With every project, we determine the scope of construction based on the client's requests, and we develop a design by sourcing, when appropriate, quality off-the shelf products.

Building structure, kitchen, built-in furniture and furnishings, light fixtures, plumbing and ventilation equipment, household fixtures (sinks, faucets, dishwashers, etc.), exterior (concrete and tiles for parking space, etc.)
Not included in the construction cost:
Land improvement, air conditioners, curtains, furniture (sofa, chair, etc.), plants, household appliances (refrigerators, laundry machines, etc.)
